How a Swanson Renovation Runs, Stage by Stage

Your Building Journey with Swanson Constructions

A major renovation runs in two stages, and most people only budget time for the second. Design, approvals and pricing come first, taking 4 to 5 months. Construction follows, taking 5 to 8 months. We are currently booking 5 months in advance to keep our quotes accurate.

The first stage is where the money is either protected or lost. This is where we investigate the house properly, settle the scope, and get real supplier prices rather than estimates. Work that is properly scoped here can carry a fixed price later. Work that is not gets priced with allowances, and allowances are where fixed prices stop being fixed.

Below is what each stage involves, what we need from you at each point, and what you will have at the end of it.

  • enquiry

    Initial Enquiry

Whether you reach out by phone, email, website, or via our social media, we take the time to understand your vision, answer your questions, and make sure we’re the right fit for your renovation. From day one, you’ll speak directly with a professional builder—not a salesperson.

  • meeting

    Site Meeting & Discovery

We meet with you on-site, free of charge, to talk through your goals, priorities, and non-negotiables. This is where we start to understand the full scope of your project—from lifestyle needs to layout ideas—so we can give you honest advice on what’s possible within your budget.

  • sketch

    Concept & Feasibility

Here, we offer a low-cost Concept Agreement. This gives you access to our team and our architect to prepare a custom sketch design and a rough project estimate. It’s a smart first step that gives you a clear visual plan and a sense of what your renovation could look like—before making a larger commitment.

  • Swanson Constructions planning and resource allocation for a Redlands home renovation

    Preliminary Agreement

We take on a consulting role during this stage, working closely with your architect, engineers, certifiers, and other professionals to keep things running smoothly. We manage the required site investigations, engineering reports, approvals, and selections. At the end of this stage, you'll receive a detailed fixed-price construction quote—so there are no surprises when it's time to build.

  • contract

    Fixed Price Contract

Once everything is finalised, we present a Master Builders fixed-price building contract. All inclusions, timelines, and scope are clearly set out, so you know exactly what to expect. This is your peace of mind—clear, locked-in pricing before any construction starts.
