The price range for a major renovation or extension is $600K to $1.3M. A typical project sits around an average of $450K to $600K. The number that matters more is the gap between the quote and the final invoice, and that gap is created by the contract rather than by the building. A properly scoped job with real supplier prices lands close to its quote. A job priced with heavy allowances rarely does. 

Two stages. Design, approvals and pricing come first, taking 4 to 5 months. Construction follows, taking 5 to 8 months. We are currently booking 5 months in advance to keep our quotes accurate. Most delays are not caused by building work. They are caused by selections decided late, scope changed mid build, or things found inside the house that were never investigated before pricing.

We specialise in this region rather than covering all of Brisbane, because coastal exposure, sloping blocks and Redland City Council overlays change what a renovation actually costs here. 

Usually because the two quotes are not for the same work. One may include the services upgrade the house needs, the other may assume the existing switchboard is fine. One may price proper investigation, the other may make assumptions and recover the difference through variations later. Ask each builder for their written exclusions list and their allowance schedule. The differences between those two documents explain most of the gap in the totals.
